Sale of qualified residential urban plot in height
The sale of a plot classified as urban land is promoted, with the qualification of Tourist Hotel (TH), which must be developed through a Detailed Study and for which conditions of use and volume of the typology classified as UAA.3
The Detailed Study corresponding to the Area of Action has been drawn up and definitively approved, so the entire plot can be considered as DIRECT URBAN LAND, with the typology TH and UAA.3
GENERAL CONDITIONS OF USE
The uses allowed in each of the typologies are indicated below:
UAA.3 typology land
The building of
– Homes, single-family or collective, isolated or grouped
– Garages, individual or collective, depending on the type of housing. If they are in single-family homes, they must be on the ground floor or semi-basement. If they are in a collective housing building on the ground floor, semi-basement or basement. The intensity of use is established at 1 parking space per home or 1 parking space per 100 m2 of building.
– Shops, warehouses or offices. This type of use can occur, either as part of a residential building, in an independent building (commercial building, office building or warehouse building) or in a group of small businesses.
– Industry and workshops. Only if the activity to be carried out is not annoying for the surrounding dwellings and in an independent building, that is, a building entirely destined for those uses.
– Buildings for public or semi-public use, of a cultural, religious, health or charitable nature, hotel, intended for shows, social relations or sports.
TH typology floor
The building of
– Homes, single-family and collective, isolated or grouped, or housing attached to industry-warehouse
– Garages, individual or collective, depending on the type of housing. If they are in single-family homes, they must be. located on the ground floor or basement. If they are in a collective housing building, on the ground floor, semi-basement or basement. The intensity of use is established at 1 parking space per home or 1 parking space for every 200 m2 of building.
– Repair shops serving the automobile.
– Shops, warehouses or offices. This type of use can occur, either as part of a residential building, in an independent building (commercial building, office building or warehouse building) or in a group of small businesses.
– Industry and workshops. They can be admitted if the activity to be carried out is not annoying for the surrounding dwellings as if it is uncomfortable. As regards the situation, they can be located both in collective housing buildings and in an independent building.
– Buildings for public or semi-public use, of an administrative, cultural, religious, health or charitable nature, hotel for shows, social relations or sports. It can be independent buildings or part of a residential building.
URBAN APPLICATION PARAMETERS
For UAA.3
– Minimum plot 500 m2 (it is understood that the maximum number of homes will be the quotient between the m2 of land and the minimum plot)
-On the plot 0.35 m2 / m2
-Over area 0.30 m2 / m2 (with a maximum of 15 homes / hectare)
-height to cornice 10 m (3 floors)
For soil type TH
-Minimum plot 500 m2 (it is stated that the maximum number of dwellings will be the quotient between the m2 of land and the minimum plot)
-On the plot 0.70 m2 / m2
-Over area 0.60 m2 / m2 (with a maximum of 30 homes / hectare)
-Occupation 30%
-Height to cornice 13 m (4 floors)
